School & University Restroom Tile Refinishing

Refinishing for aging, dated or worn tile in school and university restrooms, locker rooms and hallways, applied to the tile that is already on the wall or floor.

For facilities teams working with fixed budgets and tight calendars, refinishing suitable tile can be a practical alternative to tearing it out.

What to send for a school estimate

  • School or campus name and location
  • Buildings and restrooms involved
  • Wall tile, floor tile or both
  • Current colour and condition, with photos
  • Preferred work windows on the academic calendar
  • Any facility requirements for contractors on site

Common problems

Why school restroom tile starts to look worn

School restrooms are cleaned hard and used constantly. The tile often outlasts its appearance: it stays on the wall, but it no longer looks like it belongs in a well-kept building.

  • Aging tile

Decades of cleaning and heavy daily use leave glazed tile looking dull, worn and tired, even when it is still firmly attached.

  • Outdated colours

Original colour schemes can make a restroom or hallway look older than the rest of a renovated building.

  • Cosmetic damage

Surface chips, stains that will not clean off and discoloured grout lines make spaces look neglected.

  • Mounting holes

When dispensers, hand dryers, mirrors or other accessories are moved or replaced, the old holes are left behind in the tile. Suitable holes can be filled and refinished with the surrounding surface.

Budget and disruption

Refinishing vs. replacing school tile

Both are legitimate options. The right one depends on the condition of the tile and what the space needs.

Refinishing existing tile

  • Keeps the existing tile in place
  • Updates the colour and finish of the surface
  • Avoids tile demolition and the debris it creates
  • Usually less disruptive to the building
  • Suitable only when the tile is sound and attached

Replacing tile

  • Removes the old tile and installs new tile
  • Allows a new tile size, layout or material
  • Needed when tile is loose or broken in large areas
  • Needed when there is water damage or failed waterproofing behind the tile
  • Usually involves demolition, disposal and longer closures

Cost depends on the area, the condition of the tile and grout, and the repairs needed. We confirm pricing after the spaces are reviewed rather than quoting general savings.

Calendars and occupied buildings

Planning around the academic calendar

Facilities teams often have to fit restroom work into summer, winter or spring breaks, or into weekends when buildings are quieter.

When a building stays occupied, restrooms can be taken out of service in phases so others remain available. Ventilation, cure time and access routes are planned with your facility staff before work starts.

What we plan with your team

  • Which restrooms are done first, and which stay open
  • Work windows that fit breaks and building hours
  • Ventilation and the cure period before reopening
  • Site rules for contractors working in the building
  • Colour and finish, kept consistent across spaces

Where tile is suitable

Less demolition and less waste

Refinishing works on the tile already in place. When the tile qualifies, there is no tear-out, so there is less noise, dust and construction debris to manage in an active school, and less material sent for disposal.

Districts and campuses

Planning across multiple buildings

For a district or campus, restrooms can be reviewed building by building, prioritised by condition, and completed in phases over several breaks, with the same colour and finish so spaces look consistent.

What refinishing does not do

  • It is not waterproofing and does not fix leaks or failed shower pans.
  • It is not structural repair; loose, hollow or broken tile must be addressed first.
  • It does not replace proper tile installation where tile has failed.
  • Accessibility, slip-resistance or other code requirements are evaluated separately for each facility.

Facility questions

School tile refinishing FAQ

Can restroom tile be refinished instead of replaced?

Often, when the existing tile is sound and firmly attached. Refinishing changes the surface colour and finish of the tile you already have. Loose, broken or water-damaged tile needs to be repaired or replaced first, and some restrooms are better candidates for replacement.

Can the work be done while school is in session?

Many schools prefer summer, winter or spring breaks. Where a facility needs to keep restrooms in service, work can be planned in phases so that other restrooms stay open. Ventilation, cure time and access are discussed with facility staff before scheduling.

Can you change the colour of existing tile?

Yes. Updating dated colours is one of the most common reasons schools refinish tile. Colour and finish options are discussed during the estimate.

Does refinishing waterproof a restroom or shower?

No. Tile refinishing is a surface coating. It is not waterproofing, structural repair or a substitute for proper tile installation. Leaks, failed waterproofing and water damage must be corrected before refinishing.

Can you plan work across several buildings?

Yes. For districts and campuses with several buildings, we can help evaluate the restrooms involved and discuss a phased plan. Pricing and scheduling are confirmed after the spaces are reviewed.
