Commercial refinishing

Large Commercial Bathroom Refinishing

Tub, shower, tile and fixture refinishing for large commercial and multi-unit bathrooms, planned around occupancy and room availability.

Commercial restrooms

Commercial restroom tile refinishing

Office buildings, retail properties, corporate campuses, property management portfolios and other suitable institutional facilities often have restroom tile that is dated or worn but still sound. Refinishing can update those surfaces in place. Not every tile surface is a candidate, and an evaluation confirms which areas are suitable.

  • Outdated tile colors and modernization

Restrooms in older offices, retail centers and campus buildings often still carry tile colors chosen decades ago. Refinishing can change the color of suitable tile without removing it, helping modernize the room.

  • Cosmetic surface damage

Worn glaze, stains and minor chips can make a well-maintained restroom look neglected. Eligible cosmetic damage can be repaired before the new finish is applied.

  • Accessory mounting holes

When dispensers, partitions or grab bars are moved or replaced, old mounting holes are left behind. Suitable holes can be filled and blended as part of the refinishing work.

  • Refinishing versus replacement

Replacing tile typically involves demolition, debris and extended closures. Refinishing preserves the existing surface where it is sound. Loose, cracked-through or water-damaged tile may still need repair or replacement.

  • Tenant and visitor disruption

Restrooms in occupied buildings cannot always close for long. Work can be phased by floor, wing or building so some facilities remain available while others are refinished and cured.

  • Renovation budgets

Where tile is structurally sound, refinishing it can let more of a renovation budget go toward other priorities. The actual cost depends on surface area, condition and scope.

Preserving existing surfaces and coordinating the project

For property managers with several buildings, share the locations, approximate restroom counts, photos of the existing tile and any scheduling restrictions. That information helps us plan phasing, access and curing time with your facilities team.

What tile refinishing does not do

Tile refinishing renews the surface of sound tile and grout. It is not waterproofing and does not repair leaks, failed substrates or loose tile.

Commercial Bathroom and Restroom Refinishing

At Unique Refinishers, we specialize in the transformation of large commercial bathrooms. We understand the importance of creating functional, hygienic, and aesthetically pleasing bathing environments in high-traffic establishments such as hospitals, schools, theaters, and restoration projects.

Refinishing restores suitable existing tubs, showers and tile in place, which can help facilities update worn or dated bathrooms without the demolition that full replacement typically involves.

The Importance of Large Commercial Bathrooms

Large commercial bathrooms play a crucial role in the overall functionality and satisfaction of establishments that experience high foot traffic. Whether it’s a hospital accommodating patients and healthcare professionals, a school catering to students and faculty, a theater serving a large audience, or a restoration project revitalizing a historic building, well-designed and properly equipped bathrooms are essential for the comfort and convenience of everyone using the facilities.

In high-traffic areas, large commercial bathrooms must be designed to accommodate a significant number of people efficiently. Adequate space, layout optimization, and well-planned fixtures contribute to smooth traffic flow and minimize congestion.

Maintaining cleanliness and hygiene is paramount in large commercial bathrooms. The materials used should be durable, easy to clean, and resistant to stains and damage. Proper ventilation and drainage systems also play a vital role in ensuring a clean and healthy environment.

Large commercial bathrooms should be accessible to individuals with disabilities in line with applicable guidelines and regulations. Features such as slip-resistant surfaces, grab bars and properly placed fixtures should be considered as part of the facility’s broader accessibility and safety planning.

Customized Solutions for Large Commercial Bathrooms

At Unique Refinishers, we understand that each establishment has its own requirements. We work with facility managers and owners to evaluate existing surfaces and recommend refinishing where it is suitable.

If existing bathrooms are outdated or worn, refinishing can update the appearance of suitable tubs, showers and tile without removing them. Fixtures with structural damage or other problems that surface restoration cannot correct may need repair or replacement.

Older and historic buildings often contain original fixtures and tile worth preserving. Where those surfaces are suitable, refinishing can help retain them while restoring a clean, sound finish.

The Unique Refinishers Approach

We believe in open communication and collaboration with our clients. Our team will work closely with you to understand your vision, goals, and specific needs. We value your input and ensure that your preferences are integrated into the design and implementation process.

We use professional refinishing products and follow the preparation steps each surface requires. Product selection depends on the surface, its condition and how the bathroom is used.

We understand that timing matters in commercial projects. Work is planned with the facility to account for occupancy, access and curing time, so areas are not returned to use before they are ready.

Our ultimate goal is your satisfaction. We strive to exceed your expectations by delivering exceptional results, providing personalized service, and addressing any concerns or queries promptly and professionally.

Planning a commercial project

What to plan for on a multi-unit project

Most commercial refinishing decisions come down to the same questions: which fixtures are good candidates, how many rooms can be out of service at once, and how the work fits around guests, residents and staff.

  • Refinish or replace?

Refinishing suits fixtures that are structurally sound: worn, stained, dated or chipped surfaces on porcelain, cast iron, steel, acrylic and fiberglass. Fixtures that are cracked through, leaking, flexing or failing structurally are better replaced, and we say so when we evaluate them.

  • Fixture suitability

Before quoting a portfolio we look at representative rooms: the fixture material, any previous coating, chips and rust, caulk and grout condition, and access. That keeps the scope realistic and identifies rooms that need repair or replacement instead.

  • Room downtime & phasing

Work is scheduled in batches, by floor, building or unit stack, so the rest of the property stays in service. Return-to-service timing depends on the coating system, ventilation and conditions, and is confirmed for your property during planning.

  • Coordination on site

We plan access, keys, ventilation, parking, elevators and resident or guest notices with your engineering, housekeeping or maintenance team, and keep one point of contact for the project.

  • Procurement & renovation planning

We can document scope, fixture counts and phasing for capital plans, renovation budgets, bids and purchasing. Ask for the insurance certificates and documentation your procurement process requires.

  • Nationwide availability

We take on commercial projects across the United States. Travel, materials and production are planned for each property, and scheduling depends on project size and timing.
