Sandy Springs residential refinishing

Sandy Springs Bathtub Refinishing & Reglazing for Houses, Condos and Townhomes

Planning a bathroom update in Sandy Springs? Before you replace a tub, shower or tiled wall, find out whether it can be refinished in place. We help you decide which fixtures are worth keeping so the renovation budget goes where it matters.

Your type of home

Refinishing in Sandy Springs houses, condos and townhomes

Sandy Springs mixes established neighborhoods of single-family homes with condo buildings and townhome communities along the Roswell Road corridor and around Perimeter Center. The right approach depends on the kind of home you have.

Single-family houses

Hall baths and primary suites often have original tubs and tile that are sound but dated. Refinishing can update them on their own or as part of a wider bathroom project.

Condos and apartments

Removing a tub from an upper-floor unit can mean demolition in a shared building and work that affects neighbors. Refinishing happens in place, so check with your building or property manager about access, parking and ventilation before work is scheduled.

Townhomes

Tubs are frequently built into tight alcoves with tile on three sides. Keeping the tub avoids cutting into those walls, and the surrounding tile can often be refinished to match.

Renovation planning

Fitting refinishing into your bathroom plan

Deciding early which fixtures to keep makes the rest of the plan simpler. These steps help you avoid replacing something that only needed a new surface.

  1. Step 1: Decide what stays

List the fixtures you are happy with in layout and size. Those are the candidates for refinishing rather than replacement.

  2. Step 2: Check each fixture

Send photos of the tub, shower, tile or sink. We look for surface wear, chips, rust and earlier coatings, and flag anything that needs replacement instead.

  3. Step 3: Sequence the work

Refinishing usually follows demolition, drywall and flooring work and comes before shower doors and accessories go on.

  4. Step 4: Confirm building details

In condos and HOA communities, confirm access and any building rules with your manager before the visit.

Fixture suitability

Which fixtures are good candidates?

Usually suitable

  • Porcelain-on-cast-iron and enameled steel tubs with worn or stained finishes
  • Fiberglass and acrylic tubs and shower pans that are stable underfoot
  • Ceramic wall tile that is firmly attached, even if the color is dated
  • Bathroom and kitchen sinks with chips, stains or worn enamel

Needs repair or replacement first

  • Tubs leaking through the body, or with rot or water damage underneath
  • Fiberglass that flexes or cracks through when stood in, until its support is fixed
  • Loose tile, failed grout or wet walls, which need repair before any finish
  • Bathrooms where you plan to move the tub or change its size

Refinish or replace

Avoiding unnecessary replacement

A tub that looks tired is not necessarily a tub that has failed. Stains, dull spots, chips and an out-of-date color are surface problems, and refinishing (also called reglazing) addresses them without removing the fixture or the tile around it.

Replacement is the better choice when the tub leaks, the structure is failing or the layout is changing. We will tell you which applies, and we do not quote savings percentages; your estimate depends on your bathroom.

How long a refinished tub can last

Unique Refinishers has refinished bathtubs for more than 55 years. Gentle cleaners and a mat without suction cups help a refinished surface last.

In our experience it is not uncommon to see tubs we refinished 10–15 years earlier still in excellent condition. That is an observation from our own work, not a guarantee: results depend on the condition of the tub, surface preparation, use and cleaning. Ask about written terms for your project before work begins.

Sandy Springs homeowner questions

Frequently asked questions

Can you refinish a tub in a Sandy Springs condo?

Yes. Refinishing is done in place, so the tub is not carried through the building. Because a coating is applied, the bathroom needs ventilation during the work. Check with your property manager or HOA about access, parking and any building rules, and tell us the unit details when you request an estimate.

Should we refinish or replace the tub during a renovation?

If the tub is sound and you are keeping it where it is, refinishing avoids demolition and new plumbing work around it. If the tub is failing or the layout is changing, replacement fits better. Our refinishing vs. replacement guide walks through the trade-offs.

Can an older cast iron tub be refinished?

Usually, yes. Worn or stained porcelain on cast iron is one of the most common refinishing jobs, and chips and localized rust are repaired first. See bathtub repairs and refinishing.

Does refinishing fix grout or waterproof a shower?

No. Refinishing renews the surface of sound tile. Loose tiles, failed grout and water behind the wall must be repaired first. Our grout restoration and tile refinishing pages explain the difference.

Is reglazing different from refinishing?

No, the terms are used interchangeably for renewing a tub, shower or tile surface in place. See our refinishing vs. reglazing explainer.

Costs depend on the fixture, repairs and coatings involved; our cost guide explains the main factors.
